如何调控房价?

摘要: 针对房价调控所采取的政策对房价的影响大小不一,任何一个外生变量对房价的影响都有两条途径,一是它本身对房价的直接影响,一是它的变动通过影响人们对房价的预期对房价上涨率所产生的间接影响,二者的共同作用使得各外生变量对房价上涨率的影响可能大于各外生变量自身的变化幅度或变化率。政府可用于调控房价的政策工具包括货币政策、住房供给政策、住房金融政策、财政、税收政策、行政或法律手段和调节持有住房的机会成本的政策等。同时,在适度的条件下,采用征收物业税也可以调控房价。
