摘要: 我国住房供给价格弹性表现出了很大的城市间差异,反映住房新增建设量水平的存量弹性与反应生产要素在建设部门与其他部门间调整难度的流量弹性之间没有必然的大小关系。我国住房市场发展的十几年中,住房供给特征已经发生了较大变化,总体上存量弹性降低,流量弹性增加,各城市弹性大小排序也发生了较大变动,早期市场快速发展的一线城市存量弹性下降显著,而二三线城市随着市场逐步发展完善表现出存量、流量弹性双高的特征。由于供给弹性能够进一步影响到住房市场价格形成与城市增长模式,在未来政策制定与学术研究中都更加重视供给弹性的重要作用。
